How much debt sits behind each S-REIT's yield, and does the rent cover it?

Report metrics are typed by hand from each REIT's latest results on SGX and dated per row. Property yield is annualised net property income over investment properties; yield spread is that less the average cost of debt. Price to NAV uses the latest price snapshot.

A REIT's yield is rent passed on to you. Before trusting a high one, check how much debt sits behind it, whether the rent covers the interest with room to spare, and how the price compares with what the buildings are worth.

Health check

No REIT is safe. Some are sturdier than others.

Six pictures, one per check, with every REIT we track placed by its own numbers. A ring in green means within the rule of thumb; red means worth a closer look. Treat each one as a reason to dig deeper.

First, where the rent goes

Every S$100 of rent at Mapletree Logistics Trust

Each square is S$1 of gross revenue in the quarter. Interest is the slice the debt checks below are about: the more borrowed, and the dearer it is, the bigger the red block and the smaller the purple one left for unitholders.

1Q FY26/27, 3 months to 30 Jun 2026. Gross revenue S$178.9m. “Fees, tax and other” is the balance after the reported lines. MLT 1Q FY26/27 results presentation, slide 7 ↗

  1. 1

    Gearing

    About 40% or less

How much of the buildings is paid for with borrowed money. Lower leaves room if property values fall.

    How it's measured

Aggregate leverage: borrowings over deposited property, including the REIT's share of joint ventures. MAS caps S-REITs at 50%, provided interest cover stays at 1.5x or more. Around 40% is a common comfort level, not a rule: a fall in valuations raises gearing even when the debt doesn't change.

  2. 2

    Interest cover

    About 3x or more

How many times over the rent pays the interest bill. Below about 3 times, higher rates bite fast.

    How it's measured

Trailing 12-month EBITDA over interest and borrowing costs, with perpetual securities' distributions counted the MAS way. Most decks also show the ratio if rates rise 1 percentage point; read that line too.

  3. 3

    Yield spread

    About 2 points or more

Do the buildings earn clearly more than the money borrowed to buy them costs?

    How it's measured

Property yield (annualised net property income over investment properties) less the average cost of debt. Approximate: a half-year or quarter is annualised, valuations are from the last appraisal, and properties held through joint ventures sit outside both numbers.

    Cost of debt Property yield

The faint tick on each row sits 2 points above the cost of debt. A property yield dot past it clears the rule of thumb. Hotel trusts are left out.

  4. 4

    Price to NAV

    Against its own history

Left of the line you pay less than the last valuation of the buildings. That can be a bargain, or doubt about the valuation.

    How it's measured

Latest price over the latest NAV per unit. Compare a REIT with its own past range rather than with other REITs: some sectors and sponsors trade at a lasting premium or discount. We don't yet track each REIT's 5-year average, so no ring here.

  5. 5

Payout per unit over 5 years

    Growing, allowing for dips

Is your slice growing? A bigger REIT isn't better for you if the income is shared across more units.

    How it's measured

Yearly growth of distributions per unit over the last 5 full years, from the price snapshot. Forgive one-off drops in 2020 (Covid) and 2023–24 (the rate rise) if the trend recovers; a low 2020 base also flatters the hotel trusts. NAV per unit history isn't in the table yet.

  6. 6

    Fixed-rate debt and maturities

    Mostly fixed, staggered

How much a jump in rates would hurt next year, and whether many loans come due at once.

    How it's measured

A majority of borrowings on fixed or hedged rates and an average maturity of about 3 years or more, with no single year carrying a large share of the debt. Hedges roll off too, so check when the cheap ones expire.

What the numbers can't tell you

Start with who stands behind each REIT. A deep-pocketed sponsor can feed it buildings to buy and back it in a downturn; it also earns fees from it.

  • Tenants. How much rent comes from the top 10, and how sound they are.
  • Trends. One quarter of occupancy or WALE tells you little; a slide over several does.
  • Land lease. Leasehold buildings lose value as the lease runs down.
  • Currency. Overseas rent and debt move with exchange rates.
